Let’s assume you’ve decided to take the plunge and have an addition put on your home (or you’re embarking on a major renovation). That’s terrific! But what will that look like? What does the process entail, from start to finish?
Each project is unique and I could write pages describing all of the possible variables and outcomes. But, in consideration of those who may have only had one cup of coffee so far today, I’ll keep it brief…ish.
Let’s break down a typical project into 4 Phases.
PHASE 1 – The “it feels like nothing is happening” Phase
This part of the project is deceptive. Now that you’ve decided to go for it, all you want is for the work to be done and to use your new kitchen, bathroom, or whatever. But this phase is laying the groundwork; it’s building the foundation figuratively before you can build anything literally.
Your builder will be working with you on design ideas, drawing up plans, obtaining necessary permits, and putting together a schedule. You should expect to have meetings with your designer to finalize the building plans and your project manager to discuss a timeline. A good portion of this phase, though, is “hurry up and wait”. Don’t worry – your builder wants to start on your project as much as you do. They’re sure to be doing their best to get you there.
PHASE 2 – The “fun part” Phase
This is when things start rocking and rolling. Work crews are showing up at your house. Walls are being built. You come home and see that you have a new room on your house…tada! It may only be a shell, but you’re oh-so-happy to see progress.
You also get to exert some actual control over things and start choosing your finishes: paint, flooring, tile, appliances, etcetera. Whether you’re doing it solo or working with a decorator, this phase tends to be fun, interactive, and rewarding.
PHASE 3 – The “are we there yet?” Phase
This part of the project is just annoying. Sorry, but it’s true. It’s not your builder’s fault; it’s just a necessary part of finishing things up. This is what they call in the biz “punchlist” time, where your builder has his crews complete all of the little last-minute, obscure tasks that seem tedious but must be done.
You’re ready to move in and fire up that new cooktop, but people are still buzzing around turning screws and perfecting caulk. Take a deep breath – if you’re in this phase it means your builder has high standards and is treating your home like it’s their own. You’ll be grateful for their meticulous eye when all is said and done.
PHASE 4 – The “we made it!!” Phase
Your project is complete! Now there’s nothing left to do besides decorate your space and make it your own. So, crack that bottle of wine, light a candle, have a party, or watch the football game. Above all, give yourself a pat on the back – YOU MADE IT!!
